Common questions, answered honestly.

A fixed ¥29,800/month (tax excluded) plus 5% of revenue (tax excluded). On top of that, cleaning costs, OTA platform fees, and on-site emergency response costs are billed to the owner. What's covered by the fixed fee and what's billed at cost are clearly separated in the pricing section.

Switching from a property currently managed by another company: ¥0 setup fee. For a brand-new launch (starting from scratch or during construction), setup costs depend on the property's situation. The amount varies by details, so we'll go over it in a free consultation.

Remote first-line response (phone and messages) is included in the fixed monthly fee. Costs incurred externally — such as an on-site visit or equipment work — are billed to the owner. Es-sense never charges an arrangement fee; we bill only the actual cost, with photos and a report attached. It's common in the industry to charge ¥4,000–10,000 per on-site hour plus actual cost.

Yes, cleaning is billed separately from the management fee, at cost. This is standard practice across the industry, since it's a variable cost tied to the number of bookings. Es-sense automates the arrangement via LINE and charges no arrangement fee.

The minimum contract term is 1 year. AI setup and getting operations running involves real upfront cost, so we ask for a 1-year commitment to keep things stable. There's no cancellation penalty — you can cancel mid-term with 1 month's notice, though the fixed monthly fee for the cancellation month is not prorated and is charged in full.

We only accept properties that already hold a hotel business license. Hotels are included too. We do not accept properties operating under the Private Lodging Business Act (minpaku, capped at 180 days a year) or without a license — because we manage, with full responsibility, only properties that comply with the law.

It's a two-tier approach: AI handles what it's good at, 24/7 — pricing adjustments and routine replies — while people handle judgment calls and emergencies. AI output is supervised by people who know the properties. It's not about replacing people; it's a system that lets people focus on what actually needs their attention.

Es-sense Insight is a quantitative analysis service that helps you judge whether a property will be profitable; Es-sense full management is the service that actually runs the property. You can evaluate first, then move into management, as one continuous flow. Owners under a management contract get free access to Es-sense Insight, which normally costs ¥1,280–5,480/month.

We issue an owner-only ID and password when you sign. Once you log into the dedicated dashboard, you can check occupancy, revenue, payouts, and monthly financial reports anytime, and you get free access to Es-sense Insight from the same account.
