Key handoffs, late-night calls. You don't have to wake up for them anymore.
Full management of simple lodging and whole-property rentals, for a fixed ¥29,800 plus 5% of revenue (tax excluded)./ Specializing in properties with a valid hotel business license.
180-day minpaku under the Private Lodging Business Act is not eligible. A licensed property is one you can keep running for the long term.
Hotel and vacation rental management tends to be reactive — playing defense.
Es-sense plays offense. AI takes over the operational work, so pricing, inventory, and guest support all keep moving, never idle.

the operational work.
Late-night response and pricing adjustments — AI is what moves. Labor costs go down, inconsistency disappears, and quality actually goes up. AI is built as the core of the operation, not an add-on.

managed as one.
Bookings, inventory, and rates across major OTAs like Airbnb, Booking.com, Rakuten Travel, and Jalan are unified in one place. AI keeps inventory synced at all times, preventing double bookings.

driven by AI.
AI automatically adjusts room rates based on supply and demand. We aim to capture peak-season demand while keeping occupancy up in the off-season.

Your property, from scratch.
Occupancy, revenue, and payouts update in real time on a dedicated dashboard. We also handle website creation, supporting your property from the ground up.
From defensive management
to offensive management.
Typical property management stops at damage control — playing defense. Es-sense turns the same work into offense, with AI and automation.
The more it runs,
the smarter it gets.
Hotel and vacation rental operations are a great fit for AI.
AI handles a huge volume of guest replies, pricing, and booking decisions, and it keeps learning without a break — the longer it runs, the more precise it gets.
Every response, price, and booking outcome is stored as operational data.
AI learns what actually drove occupancy and satisfaction, and keeps refining the playbook.
Tomorrow's operations run with even sharper precision. The longer you let it run, the better the guest experience gets.
That's why multilingual coverage and the quality of every response keep improving over time. That's a different outcome than handing things over to a static system.
The longer you manage it yourself,
the more familiar these get.
Replace the work people used to do
with a system.
Guest inquiries, price adjustments, cleaning dispatch, reporting — the work that used to eat up people's time is automated through AI and design. What's left is judgment, and hospitality.
Before you start operating,
will this property actually be profitable?
Don't gamble on vacant rooms based on gut feel — evaluate with numbers. Es-sense Insight runs a quantitative analysis of lodging market data to assess whether a property will turn a profit.
Owners under an Es-sense management contract get free access to Es-sense Insight.(Normally ¥1,280–5,480/month — ¥0 for contracted owners)

Even while you're asleep, your property keeps running.
The only thing an owner does
is the first step.
AI keeps these six running 24 hours a day, without stopping. There's no moment where the owner needs to step in. Details on each function are below.
Even while you're asleep,
AI never stops.
AI runs the day's operations behind the scenes, hour by hour. There's no moment where the owner needs to step in.
We hand the work to AI so that people can get back to hospitality.
The goal of automation was never to remove people.
The time and effort that frees up goes into making each guest's stay more comfortable and building experiences that feel personal. We believe that refining operations with AI ultimately leads to stronger connections between people.
Bookings are something
you go and get.
Listing on multiple OTAs at once creates risk — a missed inventory update turns into a double booking. Es-sense keeps inventory synced at all times through AirHost and AI, so you can add channels without adding risk.
Even when the same inventory is listed on multiple major OTAs at once, AI keeps inventory synced at all times to prevent double bookings. Built to grow distribution without creating risk.

Honest impressions,
from owners who handed it over.
What came back after handing off operations: time, and a clearer view of the numbers. A few highlights from contracted owners.
I used to be chasing OTA inquiries and calendar adjustments every single day. Since handing it over, the only thing I touch is glancing at the report at month-end. Getting back to my main business is what mattered most.
The fixed fee plus 5% felt unusual at first, but as occupancy grew, the gap with the old 15-20% became obvious. It's also reassuring to see exactly what I'm paying for, every month.
I used to worry about late-night messages from overseas guests, but now AI handles the first response in whatever language they write, and I only hear about it when it's urgent. I don't get woken up in the middle of the night anymore.

A fixed ¥29,800/month (tax excluded) plus 5% of revenue (tax excluded). On top of that, cleaning costs, OTA platform fees, and on-site emergency response costs are billed to the owner. What's covered by the fixed fee and what's billed at cost are clearly separated in the pricing section.
Switching from a property currently managed by another company: ¥0 setup fee. For a brand-new launch (starting from scratch or during construction), setup costs depend on the property's situation. The amount varies by details, so we'll go over it in a free consultation.
Remote first-line response (phone and messages) is included in the fixed monthly fee. Costs incurred externally — such as an on-site visit or equipment work — are billed to the owner. Es-sense never charges an arrangement fee; we bill only the actual cost, with photos and a report attached. It's common in the industry to charge ¥4,000–10,000 per on-site hour plus actual cost.
Yes, cleaning is billed separately from the management fee, at cost. This is standard practice across the industry, since it's a variable cost tied to the number of bookings. Es-sense automates the arrangement via LINE and charges no arrangement fee.
The minimum contract term is 1 year. AI setup and getting operations running involves real upfront cost, so we ask for a 1-year commitment to keep things stable. There's no cancellation penalty — you can cancel mid-term with 1 month's notice, though the fixed monthly fee for the cancellation month is not prorated and is charged in full.
Nationwide. We can start right away in major cities like Okinawa, Tokyo, Osaka, Kyoto, Fukuoka, and Sapporo. Please reach out about other areas too.
We only accept properties that already hold a hotel business license. Hotels are included too. We do not accept properties operating under the Private Lodging Business Act (minpaku, capped at 180 days a year) or without a license — because we manage, with full responsibility, only properties that comply with the law.
It's a two-tier approach: AI handles what it's good at, 24/7 — pricing adjustments and routine replies — while people handle judgment calls and emergencies. AI output is supervised by people who know the properties. It's not about replacing people; it's a system that lets people focus on what actually needs their attention.
We recommend migrating to AirHost. After hearing about your current setup, we'll walk you through the migration steps.
